What is actually causing the concern?
An interior stain is a reason to investigate, not a diagnosis by itself. IKO notes that stains can be related to roof entry, condensation, plumbing or other causes. The point where moisture becomes visible may be different from where it entered.
Write down when it happens: during wind-driven rain, after a particular storm, during a thaw, or without obvious weather changes. Include whether the area dries between events and whether any earlier repair was made nearby. This history can be more useful than a single close-up photograph.
What makes a repair a reasonable conversation?
An isolated failure may be repairable when the surrounding roof can support the proposed work. IKO distinguishes that situation from broader deterioration. Ask the contractor to explain the boundary of the repair and why that boundary is appropriate.
Clarify what the proposed repair addresses, what remains outside the scope and what findings might change the plan. A repair estimate should not imply that the contractor has certified the condition of every concealed part of the roof.
What should a replacement discussion include?
If replacement is proposed, ask what observations support that recommendation. Discuss the material, removal, preparation and roof details, including transitions and edge work. The proposal should describe the completed scope rather than just name a shingle colour.
Ask how access, landscaping, parking, debris removal and discoveries during removal will be handled. If gutters or fascia are also being changed, make those connections clear before comparing separate totals from different contractors.
What should you send with an inquiry?
Start with the address, a wide ground-level photo of the relevant roof area and any interior stain. Add the approximate roof age and material if known. Say whether you need a repair assessment, replacement quote or a written condition report for another party.
A report request should identify its purpose and required deliverable before the visit. A quick visual conversation is different from a documented inspection. Do not climb onto a roof to gather photographs; an appropriate assessment can be arranged.
Common questions
Can you decide from a photo alone?
Photos help start the discussion. A final recommendation may need measurements, access and an assessment of conditions not visible in the images.
Does a new stain prove the roof has failed?
No. The cause needs investigation. Share the location and timing, especially whether the issue follows particular weather.
Can I get a written statement for insurance?
Ask for a documented inspection and report scope. Explain what the insurer requires so the assessment and any fee can be agreed beforehand.
